Your patio roof does more than provide shade. It adds comfort, style, and year-round use to your outdoor area. At Sam Outdoor Living, we design and build strong, long-lasting patios, verandahs, and pergolas. We use trusted materials like Flatdek, Colorbond, and insulated panels, paired with solid aluminum frames.
Whether you choose Flatdek or an insulated roof system, you get temperature control, structural strength, and a clean finish. But even the strongest roof wears down over time. Here are the most common issues we see, and what you can do to stay ahead of them.
1. Cracks and Holes
Harsh weather or animals can cause small holes or cracks. If ignored, they let in moisture, which can lead to mold, rot, and water damage. Even a small gap can grow into a bigger issue.
What to do:
Inspect your patio roof every few months. If you find a hole or crack:
-
For Flatdek or Colorbond panels, apply roofing mastic directly over the damaged area. Smooth it out with a putty knife. Lay down a strip of webbing, then apply a second layer of mastic to seal it.
-
For older roof types with individual shingles or panels, remove the damaged piece and replace it with a new one using roofing cement and nails.
2. Water Damage
Leaks often start small but can destroy insulation and timber framing. You may not see damage at first, but mold, swelling, or softness beneath the surface are clear signs.
What to do:
Use a hose to test for leaks by spraying water across the roof. Check underneath for drips, puddles, or wet spots.
-
Look closely at the inner roof structure for swelling, mold, or softness.
-
If you find widespread water damage, get a professional to inspect the entire structure.
We use materials with long-term protection. Flatdek and insulated systems come with a 25-year structural warranty. Colorbond roofs come with 12 years of coverage. Paint finishes include a 5-year warranty.
3. Blocked Vents
Vents allow moisture to escape, but debris often clogs them. Blocked airflow causes moisture buildup, which can damage insulation and framing.
What to do:
- Check and clean roof vents once a week during windy or stormy weather. Clear out leaves, dirt, and insects. If you see rust or warping near the vent, repair the area or replace the vent cover.
- Protect Your Patio Roof Before Problems Spread
We build outdoor roofs to last. Our team handles each project with care, using high-performance materials from brands like Stratco and Versiclad. Each roof comes with structural warranties and paint finish protection.
